Negotiated Design & Build
This project involved construction of a three level commercial office building comprising two levels of office space with further office space, childcare facility and café located on the ground floor.
The building sits above one level of partially retained basement car parking with additional car parking, on grade, to the rear of the building. Approximate floor area of 5240m2.
The building structure encompasses a conventional reinforced concrete frame, shear walls and a steel framed roof. The building façade combines exposed aggregate panels, glazed aluminium windows and curtain walling, horizontal and vertical sun louvers, and a tiled dado at ground level.
The project was a negotiated GMP with consultants novated to the main contractor to complete the design and build detailing. The project team was highly successful in working together to create an end result that met the time, cost and quality objectives of all parties.
